Here is your mid-November year-to-date look at the Fairfield County real estate market. As of November 19th, a total of 5,282 homes have sold this year, reflecting continued buyer demand across the region.
The current median sales price is $800,000, and on average, buyers are paying about 7.5% over the asking price. While this doesn’t mean every home sells above asking, it's an important benchmark for both buyers entering negotiations and sellers considering their pricing strategy.
For sellers, being overly aggressive with price can sometimes deter qualified buyers who would have otherwise viewed the home. Smart positioning remains key in any market.
