Market Overview

Here is your mid-November year-to-date review of the Fairfield real estate market. As of November 19th, there have been 509 homes sold in town. During the same time frame last year, there were 501 sales, showing a slight increase in activity and continued healthy demand.

The current median sales price is $1.1 million, and on average, homes are selling for about 3% above the asking price. While this doesn’t mean every property will sell over list, it’s an important benchmark for buyers entering negotiations and for sellers as they think about how to position their home in the market.

For sellers, it’s crucial to keep this context in mind when going to market. Pricing too aggressively can backfire and potentially scare away buyers who would have otherwise come to see the home. Strategic pricing and thoughtful presentation remain key in Fairfield.

When Is the Best Time to Sell?

One of the most common questions Fairfield homeowners ask this time of year is: “What is the best time to list my home?” Over the last few years, we’ve moved away from a strictly seasonal or “spring-only” market and have seen homes selling consistently year-round.

While the perception and rationale of the spring market as the perfect time to list is understandable, the message we’ve been stressing is: you sell your home when you’re ready. Many Fairfield homeowners have been in their homes for 10, 20, or 30 years, and the right timing is highly personal. Our job is to come up with the plan that gets you the best result — not to scare you into thinking there’s a narrow three-week or six-week window where you have to be on the market to get a good deal.

To still entertain the question and help plant the seed, the spring market here often picks up earlier than most people expect — often as early as February.
