Market Overview
Here is your mid-November year-to-date look at the Norwalk real estate market. As of November 19th, there have been 448 homes sold in town. During the same time frame last year, there were 471 sales, indicating a slight decline in the number of transactions but continued steady activity overall.
The current median sales price is $775,000, and on average, homes are selling for about 4% above the asking price. While this doesn’t mean every property will sell over list, it’s an important benchmark for buyers heading into negotiations and for sellers as they think about how to position their home in the market.
For sellers, pricing too aggressively can sometimes backfire and discourage buyers who would have otherwise come to see the home. Strategic pricing and thoughtful presentation remain critical to attracting strong offers in Norwalk.
