Market Overview

Here is your mid-November year-to-date review of the Stamford real estate market. As of November 19th, there have been 557 homes sold in town. During the same time frame last year, there were 523 sales, reflecting an increase in closed transactions and steady demand.

The current median sales price is $975,000, and on average, homes are selling for about 4% above the asking price. While this doesn’t mean every property will sell over list, it’s an important benchmark for buyers going into negotiations and for sellers as they think through how to position their home in the market.

For sellers, it’s crucial to consider how pricing strategy interacts with buyer behavior. Being too aggressive on price can backfire and potentially scare away qualified buyers who might otherwise have come to see the home. Strategic pricing and thoughtful presentation remain key in Stamford’s market.
