Market Overview
Here is your mid-November year-to-date review of the Wilton real estate market, looking at this year versus last year. As of November 19th, there have been 190 homes sold in town, with another 20 homes currently under contract. During the same time frame last year, 215 homes had sold, so we’ve seen a decrease in the number of closed sales, but not a dramatic one.
The current median sales price is $1.35 million, and on average, homes are selling for about 5% above the asking price. While this doesn’t mean every property will sell over list, it’s an important benchmark for buyers entering negotiations and for sellers thinking through their pricing strategy.
For sellers, it’s especially important to consider how you position your home when going on the market. With some buyer fatigue out there, being too ambitious on price can backfire and turn away motivated buyers who might have otherwise come to see the property.

When Is the Best Time to Sell?
One of the most common questions Wilton homeowners ask this time of year is: “What is the best time to list my home?” Over the last few years, we’ve really moved away from a strictly seasonal or “spring-only” market and have seen homes selling consistently year-round.
While the perception and rationale of the spring market as the “perfect” time to list is understandable, the message we’ve been stressing is: you sell your home when you’re ready. Many Wilton homeowners have been in their homes for 10, 20, or 30 years, and the right timing is highly personal. Our job is to come up with the plan that gets you the best result — not to scare you into thinking there’s a narrow three-week or six-week window where you have to be on the market to get a good deal.
To still entertain the question and help plant a seed for planning, the spring market here often picks up earlier than most people expect — often as early as February.
