Here is the April market recap for Fairfield County, covering sales across the first quarter of 2026. County-wide, 957 homes sold with a median sales price of approximately $765,000. It's worth noting that towns like Darien, New Canaan, and Greenwich are driving median prices significantly higher in their respective markets — hitting around $2.7 million — which reflects the wide range of price points across the county.

Compared to Q1 2025, when approximately 1,050 homes sold, this year saw about a 9% decrease in total sales volume. However, pricing has continued to climb, with a 6% increase in median sales price year-over-year — a strong signal that demand remains healthy even as transaction counts have pulled back slightly.

Spring Inventory Is Here — Good News for Buyers

The spring market is delivering a meaningful boost in inventory across Fairfield County. As of April 19th, 421 homes have come to market or are listed as coming soon — and that number doesn't account for the homes that hit the market since April 1st and have already gone under contract. That additional wave of listings is estimated at another 200 or more, bringing total spring activity well above what the active listing count alone might suggest.

With interest rates still slightly below last year's levels and inventory continuing to build, the expectation is that new listings will keep rolling out through May and June. For buyers who have been waiting for more options, that window is opening now.
