Norwalk Real Estate Market Update – February 2026 | Prices, Sales & AI in Real Estate

by Adam Wagner

Market Overview

Here is your February 2026 market recap for Norwalk. Last month, we had 21 homes sell with a median sales price of around $830,000. Looking at January and February combined, we've seen 53 closings in town — which is pretty consistent with that same time frame last year.

It's still a small sample size this early in the year, and pricing has ticked up slightly. That said, I'm not seeing the massive sticker shock or dramatic price jumps we witnessed in previous years. Most homes are selling right where I would have anticipated — particularly once you set aside some of the outlier sales we've seen in certain pockets of town.

AI, Consumer Tools & The Role of a Great Agent

A topic I'm hearing more and more from clients: how do consumer real estate websites and AI tools fit into buying and selling a home? Sites like Zillow and Redfin — with their Zestimates and automated valuations — are genuinely user-friendly for getting a read on the market. And as AI tools continue to develop, access to information will only become easier.

What I'm finding is that my role is evolving from being purely a provider of data to being an interpreter of data. The information is out there — but knowing what it means for your specific property, in your specific neighborhood, right now? That requires a different kind of expertise.

When someone calls me, it's rarely because they don't know where the house is or have no idea what it might be worth. They call because they want someone to cut through all the noise and tell them what they really need to know to buy or sell successfully. My value comes down to three things:

  • Pricing interpretation — understanding not just the numbers, but what they mean for your home right now
  • Neighborhood insight — knowing why some homes sit on the market while others sell in five minutes
  • Negotiation strategy — troubleshooting failed listings, anticipating buyer objections, and positioning you to win

My goal is to be your default advisor — someone you can reach out to about everything, whether you're actively shopping for a home or simply want to understand what's happening on your street.
