Norwalk Real Estate Market Update – April 2026

by Adam Wagner

Market Overview

Here is the April market recap for Norwalk, covering sales across the first quarter of 2026. In total, 75 homes sold with a median sales price of $825,000 — a strong pricing result even as overall transaction volume dipped compared to last year.

Homes in Norwalk are selling on average about 5% above their original list price — consistent with the competitive dynamic we saw in 2025, when buyers were paying around 4% over asking. The market pulse hasn't shifted dramatically, but pricing has: the median sales price is up 11.3% year-over-year.

On the volume side, Q1 2025 saw 90 sales compared to 75 this year — about a 16% decline in total transactions. That's worth noting, though it reflects tighter inventory more than weakening demand. The good news is that spring is delivering the replenishment buyers have been waiting for.

Spring Inventory Is Here — Good News for Buyers

The spring market is finally delivering some relief on the inventory front. As of April 19th, 56 homes have come to market or are listed as coming soon in Norwalk — with more expected to go active over the coming weeks as we head into May.

With interest rates still slightly below where they were last year, and a growing number of options to choose from, buyers who are prepared and working with the right strategy are in a much better position than they were just a few months ago.

What This Means for Sellers & Buyers

For sellers, the emphasis right now is on bulletproofing the transaction — making sure there are no surprises and that your home closes on your timeline. A strong market is only as good as the deal you actually close.

For buyers, new strategies are generating strong results — approaches that the competition may not be using. If you've struggled to get traction in Norwalk's competitive environment, it may be time to explore a different approach.
