Stamford Real Estate Market Update – February 2026 | Sales, Prices & AI in Real Estate
Market Overview
Here is your February 2026 market recap for Stamford. Last month, we had 25 homes sell with an average price point of around $1.1 million. Looking at January and February combined, we've seen 59 closings year-to-date — which is spot on with that same timeframe last year.
It's still a small sample size this early in the year, and pricing has ticked up modestly. That said, most of these homes are selling right around where I would have anticipated — a sign that the Stamford market remains grounded and consistent heading into spring.

AI, Consumer Tools & The Role of a Great Agent
A topic that keeps coming up in conversations with clients: how do consumer real estate websites and AI tools fit into the buying and selling process? Sites like Zillow and Redfin — with their Zestimates and automated valuations — are genuinely user-friendly for getting a sense of the market. And as AI tools continue to evolve, access to information will only get easier.
What I'm finding is that my role is shifting from being purely a provider of data to being an interpreter of data. The information is out there — but knowing what it means for your specific home, in your specific neighborhood, at this specific moment in the market? That takes a very different kind of expertise.
When someone calls me, it's rarely because they don't know where the house is, or because they have no idea what it might be worth. They call because they want someone to cut through all the noise and tell them what they really need to know to buy or sell successfully. My value comes down to three things:
- Pricing interpretation — understanding not just the numbers, but what they mean for your home right now
- Neighborhood insight — knowing why some homes sit on the market while others sell in five minutes
- Negotiation strategy — troubleshooting failed listings, anticipating buyer objections, and positioning you to win
My goal is to be your default advisor — someone you can reach out to about everything, whether you're actively searching for a home or simply want to know what's happening on your street.
