Wilton Real Estate Market Update – April 2026

by Adam Wagner

Market Overview

Here is the April market recap for Wilton, covering sales across the first quarter of 2026. In total, 26 homes sold with a median sales price of $1.475 million — a strong result that reflects continued demand and upward pricing pressure in this market.

Of those 26 sales, 20 homes sold above asking price, with buyers on average paying about 9% over the list price when homes were priced correctly from the start. Compare that to Q1 2025, when Wilton saw 24 sales and homes were selling closer to 5% above asking — the competitiveness of this market has meaningfully increased.

Pricing itself is also up, with a 9.5% jump year-over-year. While those numbers are excellent news for sellers, the spring market is bringing some relief on the inventory front — which is welcome news for buyers who have been navigating a very lean landscape.

Spring Inventory Is Here — Good News for Buyers

If you've been waiting on the sidelines as a buyer, the spring market is finally delivering some breathing room. As of April 18th, 26 homes have come to market or are listed as coming soon in Wilton — meaning April alone is already matching the entire Q1 sales volume in new listings.

Combine that with interest rates that have pulled back slightly from last year, and there's reason for cautious optimism heading into the heart of spring. More inventory means more choices, and while competition remains real, buyers who are prepared and working with the right strategy have a genuine opportunity.

That said, the numbers make clear that being 9% above asking is now the expectation, not the exception in many scenarios. Knowing how to position an offer — and when to hold firm — is where having an experienced advocate in your corner makes a real difference.

What This Means for Sellers & Buyers

For sellers, the focus right now is on bulletproofing the transaction. In a market with strong demand, it's tempting to assume any offer is a good offer — but the details matter. Getting the right price, the right terms, and a clean path to closing on your timeline requires careful preparation and strategic execution from the start.

For buyers, new strategies are in play that are generating strong results — approaches that the competition may not be using. If you've had offers rejected or struggled to get traction in this environment, there may be a different approach worth exploring.
