Fairfield County Real Estate Market Update June 2026

Market Overview

If you've been waiting for more homes to hit the market here in Fairfield County, the wait is over. We are seeing a massive shift in inventory right now. In the first quarter of 2026, new listings averaged just under 500 per month — but in April and May, that number doubled to nearly 1,000 new listings each month. So far in June, that momentum isn't slowing down.

Year-to-date, 2,275 single-family homes have sold across the county, with another 1,370 currently under contract. The median price is holding around $831,000, and the best news for buyers is that we're finally seeing a real surge in the $600,000 to $900,000 entry-level market.

The Market Is Finally Normalizing for Buyers

For buyers, you finally have options. You don't have to operate under the extreme panic and urgency we saw a few months ago. We are actively seeing more choices, more price reductions, and fewer competing offers as we head into summer.

That said, proceed with caution when a new listing comes available — well-priced homes in the right locations are still generating strong interest. But the playing field is leveling out, and that's a meaningful shift for anyone who's been on the sidelines.

What Sellers Need to Know Right Now

If you're a seller, demand is absolutely still there — but the list-and-see-what-happens strategy just isn't going to work. You need a real strategy around the process. If you want competing offers, your home has to be staged flawlessly, presented beautifully, marketed properly, and priced strategically.

Here's the psychological twist we're seeing right now: if we list your home exactly for what we think it's worth, fatigued buyers who were traumatized by the past few years of bidding wars will assume it's going to sell for way over asking. So what do they do? They don't even show up. That means fewer showings, less urgency, and money left on the table.

My job is to study the last 90 days inside and out so we can accurately forecast the next 30 to 60 days. Plain and simple — my job is to get my sellers the most amount of money in the least amount of time with the least amount of hassle.
