Market Overview
Here is your February 2026 market recap for Fairfield County, including where we stand year to date. Last month, we had 252 homes sell — down from 290 in February of 2025. Looking at January and February combined, we've seen 577 homes sell, with each month running fairly consistent.
We're seeing roughly 50 fewer transactions each month compared to last year, putting us at a 14% deficit year over year. That said, while sales volume is down, pricing remains solid — and I'm not seeing the massive sticker shock or dramatic price jumps we witnessed in previous years. Many homes are selling right where I would have anticipated them to.

AI, Consumer Tools & The Role of a Great Agent
A topic I'm getting asked about more and more: how do consumer-facing real estate websites and AI tools fit into the buying and selling process? Sites like Zillow and Redfin — along with their Zestimates and automated valuations — are genuinely user-friendly for getting market information. And as AI tools continue to evolve, access to data is only going to get easier.
